Opening a car wash in Canada

Short answer: pick the type first, then the site — the type decides how much land, water and staff you need.

The four types

• Self-serve bays — lowest staffing, steady winter demand, coin, card or tap payment. Works well next to apartments and on routes to rural areas.
• In-bay automatic (touchless or soft-touch) — often paired with a gas station or self-serve bays; touchless is what many Canadians ask for by name.
• Express tunnel — high volume, membership plans, needs a long lot and stacking room for queues.
• Hand wash and detailing — labour-intensive, higher ticket, lives on reputation.

What makes a good site

Traffic on the way home, a left turn that is easy in and out, room to queue off the street, and drainage that meets municipal rules. Winter matters: in salt season demand peaks after every thaw, so heated bays and floors keep you open when others freeze up.

Water and permits

Most municipalities require an oil-grit separator and a sanitary sewer connection, and many encourage or require water reclaim. Zoning, building permits and, in some provinces, environmental approvals apply — check with your municipality's planning department before you sign a lease.
